Common Problem

• Is a 12 x 20 ft garage big enough for a car and a workshop area?

  At 3658 x 6096 mm the garage gives 22.3 m2 (240 sq ft) of covered space, so you can park one large SUV or van and still keep well over a metre of clear width along the wall for a workbench and shelving. It also suits a boat, trailer, ride-on mower or a home workshop if you don't need to park a vehicle inside.
• What base does the garage need?

  A structure this size must sit on a level, load-bearing base - a concrete slab is the usual choice, cured before assembly, with paving or a timber deck only for lighter use. The slab should extend slightly beyond the footprint and sit just above the surrounding ground, so water drains away instead of pooling beneath the panels.

• Do I need planning permission?

  In the UK a garage usually counts as permitted development when it is single storey, with eaves up to 2.5 m and an overall height of up to 4 m (dual-pitched roof) or 3 m (other roof types), and it must not sit forward of the wall forming your house's principal elevation. Restrictions tighten on designated land - in national parks, conservation areas and similar areas side buildings need permission, and outbuildings more than 20 m from the house are capped at 10 m2, so a 22.3 m2 unit would require approval there.
